The 16th of November issue of the special-interest Taloyhtiöekstra supplement published by the Helsingin Sanomat newspaper and Rakennuslehti magazine highlighted the issue of optimising energy consumption and boosting real estates’ coffers with the savings thus achieved. The news report told of a study conducted by Statistics Finland indicating that in 2017, for instance, on average one-fifth of real estates’ maintenance costs was swallowed up by heating.

In a typical apartment block constructed in the 1950s – 1980s, over one-third of the energy could be lost through ventilation. When this problem is addressed, it usually involves a lengthy process within the real estate resulting in a decision to renovate to improve energy efficiency. In most cases, such modifications require large sums of investment. There is nothing per se at fault with this course of action; it does, after all, get energy wastage back under control. Often, however, the sharp rise in maintenance charges to cover repair costs and loan fees distorts the view held by an individual resident or shareholder regarding energy saving and the overall benefit of the project.

Temperature of a specific room in an apartment varies by up to six degrees seasonally

Before embarking on major repairs, the problem is often tackled by adjusting the heat settings and with other tricks and ruses. The savings in that case, though, are rather small because of room-specific, apartment-specific and seasonal temperature variations.

The Taloyhtiöekstra supplement reports how the room-specific temperature in a typical Finnish apartment block can vary between +18 and +24 degrees Celsius. This is a huge difference, because a change of just one degree can, over the course of a year, have a massive impact on the amount of money spent on energy. If real savings are the goal, real estates’ should fine-tune the temperature based on the real-time temperatures of specific apartments and individual rooms.
